A real number before you spend money on drawings
The expensive mistake in home building isn't choosing the wrong tiles. It's spending four months and a five-figure sum on design fees for a scheme that was never going to be affordable, and then value-engineering it into something you don't want.
So we do it the other way round. Tell us the house and the ambition; we'll tell you the rough cost range, what drives it, and which version of the idea gets you most of what you want for a number you'd actually sign.
Before the architect, not after
A ballpark at this stage costs you nothing and can reshape the brief entirely. We're happy to give early budget advice to architects' clients too — several architects use us that way.
What actually drives the number
Span and structure, glazing area, ground conditions, whether you're moving services, whether you're staying in the house. We'll tell you which of those is doing the damage to your budget and what the alternatives cost.
Honest, including when the answer is no
If the project doesn't stack up at any sensible number, we'd rather tell you now. That's the 'open and honest' line meaning something.
