Starting from a plot, or from what's left of one
A new build removes the biggest unknown in building work — the existing house — and replaces it with a longer, more front-loaded process: plot, planning, warranty, services, foundations. The building bit is often the most predictable part.
We'll tell you at feasibility stage whether a rebuild genuinely beats a deep extension on your plot. Sometimes it does, and the reason is rarely the one people expect.
Demolition and the bits around it
Knock-down rebuilds start with disconnections, asbestos checks, demolition and clearing the plot properly — including working out what can be reused. Getting this stage wrong is expensive in a way that doesn't show up until the foundations go in.
Foundations to the ground conditions you actually have
Trial holes, the right foundation design for the ground and the trees, drainage designed rather than improvised. The bit nobody ever photographs and everybody relies on.
Built for the way the house will be used
Insulation, airtightness, heating strategy, services routes and glazing resolved together, so the finished house performs the way the drawings promised rather than the way the cheapest build-up allowed.
